From acquisition to exit, one defined plan.
Every project follows the same four steps. Each one has a decision point before capital and effort move to the next.
Acquisition → Underwriting → Execution → Exit / Hold
Acquisition
Establish the property type, location, ownership context and reason for sale. Look for a specific improvement opportunity, not just an attractive asking price.
Underwriting
Review comparable sales or rents, physical condition, carrying costs, financing assumptions and approvals. Test what happens if costs rise, work takes longer or demand softens.
Execution
Translate the business plan into a defined scope, budget and sequence. Coordinate appropriate specialists and track the decisions that affect cost, schedule and quality.
Exit / Hold
Assess sale, continued operation or another appropriate disposition against current market evidence. An exit assumption is a scenario to test, not a promised outcome.
